A GUIDE TO PRICING YOUR HOME USING

TOWN & COUNTRY MECHANICAL

Our repiping job started yesterday. Today, the water will be off for most of the day and we'll see how things go from there. Since our choice of a repiping company, Town & Country Mechanical, happens to calculate their bid on the basis of the number of fixtures and the number of connections, a homeowner looking to have some idea of their repiping cost might be a little confused about what to expect. To help homeowners over this pricing hurdle, I have created a pricing chart that hopefully will be of some help to those who would like to consider getting a bid from Town & Country.

The pricing table is designed to help homeowners acquire some advanced knowledge about how much their repiping job might cost. The data is categorized using Del Webb's model home Series, like Classic, Premier or Executive Series homes. If you are unsure about what Series applies to your model home, all model homes are listed at the bottom of the pricing table under their Series name.

The pricing is presented under three different scenarios:

  1. First, is a basic all inclusive repiping job using Wirsbo's new bronze C314 fittings, landscape line, and dry wall, painting and stucco work. Depending on the model home, the price will vary from a low of $4,250 for a home with 10 fixtures to a high of $8,500 for a home with 21 fixtures. Base pricing is based on the number of plumbing fixtures figured at $425/fixture.
  2. Second, for those homeowners interested in upgrading their new plumbing system to the standard that Pulte established in their repair protocol on homes built with the now failing REHAU plumbing system, I have added a line to the table that shows the additional amount of money required to meet that standard. The additional amount for these extras ranges from a low of $470 to a high of $650. Also, please note that the Pulte recommended low zinc 1/2" Danfoss ball valve for the recirculating line will not be available until October, hopefully sooner according to the manufacturer.
  3. Third, for anyone interested in converting their Moen shower valve to a Symmons shower valve, some additional pricing information is included.

Of some interest, there are 16 Phase 1 model homes (plus the duplex models) that can be upgraded to the REHAU protocol for a total repiping price of not more than $7,800. Only three models, the Anthem, Bostonian and the Mayflower, cost more than $7,800.

That REHAU upgrade includes the following:

  • An upgraded recirculating pump, Grundfos Model No. UP 15-18SU/TLC, or a TACO 006-BC4-PNP (which has a built-in check valve)
  • 3 NIBCO bronze ball valves, including a new 1" main line valve, Model No. T-580-70-66
  • BrassCraft 1/4 turn chrome plated angle stops at all fixture connections, Model No. G2CR19C, where a single stop is used.
  • Wirsbo PEX water supply lines with plastic nut at all fixture connections
  • [When available by October] and in lieu of a 1/2" NIBCO valve, use the superior low zinc 1/2" unleaded bronze ball valve from Danfoss Flomatic Part# 5308E, Model 601E ball valve for the recirculating line
  • If using a Grundfos pump, a check valve is required. That superior low zinc 1/2" unleaded bronze check valve should be a Danfoss Flomatic Part# 4029E, Model 80E. Since this valve is threaded, the plumber will need a copper adapter to sweat the valve in the recirculation line.

In signing any contract with any plumbing company, the manufacturer and model number of any upgraded or alternative parts of the type noted above should be specified in writing to avoid any misunderstanding at the time of construction.

The new BrassCraft angle stop and water supply line combination is priced at $15 per connection and the upgraded recirculating pump is $300.
