REPAIR PROTOCOL / SCOPE OF WORK: LOCATION OF REPAIR(S):[This Protocol was announced by Pulte on 5 June to address the dezincification of REHAU fittings in homes first constructed in Phase 2 model homes. The Protocol identifies a number of specific modifications that Pulte intends to make to the plumbing system that are designed to mitigate the adverse affects of dezincification. GARAGE / EXTERIOR:
a. Recirculation pump to be replaced with TACO 006-BC4-PNP (pump has built-in
check valve).
b. Remove existing check valve on recirculation line.
c. Replace gate valve at recirculation line with ball valve Danfoss Flomatic
#5308E, Model 601E, 1/2" Bronze.
d. Inspect flex lines at hot water tank for dezincification and replace if
corrosion is present.
e. Change out the brass connector at both hot and cold lines at hot water tank
where they penetrate the wall. When the copper pipe goes inside the wall,
there is a brass fitting where it transitions to plastic pipe. Replace
fitting with Wirsbo C31400 Commercial Bronze fittings. Drywall removal will
be required for this step.
f. Replace brass fittings at recirculation line and soft water loop inside
wall. Use Wirsbo C31400 Commercial Bronze fittings when plastic is not
available. Drywall removal will be required for this step.
g. Replace brass fittings at main PRV/cold water line where it enters the
house. Use Wirsbo C31400 Commercial Bronze fittings when plastic is not
available. Drywall removal will be required for this step.
h. Replace brass fittings at irrigation stub-out. Use Wirsbo C31400 Commercial
Bronze fittings when plastic is not available. Drywall or stucco removal
will be required for this step.
i. Remove and replace brass connectors at hose bibs. Use Wirsbo C31400
Commercial Bronze fittings when plastic is not available. Drywall or stucco
removal will be required for this step.
j. Blow out the system and flush hot water tank to ensure adequate water flow
throughout. Clean aerators as necessary.
ATTIC:
a. Remove all brass Rehau manifolds and replace with Wirsbo plastic only.
b. Replace all other brass fittings with plastic (T's, 90's & connectors).
INTERIOR (Living Space):
a. Change out the brass connector at both hot and cold lines behind washing
machine where they penetrate the wall. When the copper pipe goes inside the
wall, there is a brass fitting where it transitions to plastic pipe.
Replace fitting with Wirsbo C31400 Commercial Bronze fittings. Drywall
removal will be required for this step. (We will access from garage where
possible.)
b. Remove and replace brass connectors at tubs and showers, both hot and cold.
Use Wirsbo C31400 Commercial Bronze fittings when plastic is not available.
Drywall or stucco, and/or tile/marble removal will be required for this
step.
c. Remove and replace all brass and brass-related angle stops and supply lines
at fixtures throughout the house. Use Brasscraft G2CR19 C angle stops and
Pex plastic lines with plastic nut.
UPDATE TO DEL WEBB / PULTE'S REHAU PLUMBING SYSTEM REPAIR PROTOCOL
As noted in Del Webb/Pulte's REHAU Plumbing System Repair Protocol included in the 6/5/07 website update, we originally specified that the gate valve at the recirculation line was to be replaced with ball valve DANFOSS Flomatic #5308E, Model 601E, 1/2" Bronze.
At times, our plumbing trades are experiencing shortages of availability of this part. In order to keep this part shortage from delaying repairs, our Research and Development team has worked to identify the following two substitute parts which can be used if the DANFOSS part is not available.
a. NIBCO Model # NS58570D, 3/4" Bronze
b. NIBCO Model # NS58570F, 1/2" Bronze
Because dezincification is a reaction whereby the zinc in yellow brass reacts with chemicals in the water supply, we have had several homeowners ask about the zinc content in these substitute parts. Please note that the zinc content in these substitute parts is 9%. Our Research and Development team's testing and research indicates that brass alloys with zinc content below 15% should not be susceptible to dezincification.
