Ron Johnson; After reading your article about the Villa Tree Removal Proposal, I feel I have to console the Villa home owners (like myself) that have to foot the bill. The Villa owners did not decide to plant a tree directly over the sewer line, the location was called for on a Landscaping Plan that was drawn by Del Webb and approved by the City of Henderson. Neither of whom considered the possibility that the tree roots would be seeking water from any near by source. Also, The photograph that depicts a missing connector is NOT an uncommon occurrence. When the sewer lines were being installed, the inspectors simply did not do their job properly, and in turn that allowed the sewer contractor to skip the neccessary step to make the connection root free. It's called a construction defect in some communities. Here is Sun City Anthem its called something else. Just like the Kytec plumbing repairs. The neighborhood CC & R's are very specific as to the maintenance and repair of the utilities that serve every Villa home. It says in effect that the Villa home owner is only responsible for the utilities ONCE THEY ENTER INSIDE THE HOME. This is what every Villa home owner understood when they purchased thier home, yet the Board of Directors forced every Villa home owner (without an enclosed patio) to pay for about $500 worth of water line and valves etc. that was OUTSIDE thier home. We were not compensated for having to pay for that extra water line and assorted valves either. As for the sewer repairs, even if the Villa owner (or his contractor), were to attempt the sewer repairs and in the process damaged the irrigation system that is also present on the associations property, they would no doubt have to pay for the repairs to that system also. It is clearly the responsibility of the associations maintenance unit (RMI) to contract and pay for the repairs. The costs of which has been determined by the board to be shared with all members of that particular neighborhood despite neglect of the contractors who "forgot" to install the connectors. The only solution that makes any sense at all, is to leave every tree "In place" just like the many trees that populate the other "open space" areas until a problem develops. I don't want my trees taken out, and If my dog Dexter has a vote I all ready know what his choice would be. He is outside frolicking on the association's common areas as we speak. Oh - Oh . --- Well -- I would pick that up if I was allowed on the common area. I'll just blame it on a coyote.
