Background and Time Line of Certain Events

 

     *     Background. Planning Commission Hearing on Pulte's Provence project south of Anthem, where on 8 April the City took steps to shut down the hearing process fearing correctly that the Commissioners were about to refer Pulte's master plan proposal back to Staff and not send the matter forward to the City Council for their planned and "needed" timely approval. Hearing

 

     *     On 27 April Henderson City Council approves master plan proposal for Provence and executes the Annexation Agreement, which incorporates the City's mandate (Section 5.3) on Pulte to construct an offsite secondary road on the 1940 acre site, then up for auction on 2 June by BLM.  See Roadway Mandate and Commentary Anew Article.

 

     *     Focus Property Group, with a high bid of $557 million at the BLM auction, acquires the 1940 acre parcel west of Sun City, 2 June.  Successful Bid Article, LVRJ 

 

        [The Bureau of Land Management (BLM), owing about 56% of Clark County land, conducts land auctions every six months, plus internet auctions. By law, the successful bidder, after making an initial deposit, has 6 months in which to come up with the remaining amount due.      *     Resident Community Association Board member Favil West quoted on Sun City's impending traffic predicament in the Las Vegas Review Journal at the unveiling of Focus Property Group's conceptual plan before the City and Planning Commission for developing the 1940 acre parcel west of Anthem.      *     We address the "Land-locked" issue raised by Mr. West, future traffic issues, and implications of Focus' plans for their new urban design development. Commentary Article, 18 July.

         *     The SCA View acquires (on 3 August) and then publishes the Annexation Agreement. Continuing the dialogue begun in our initial article, in Commentary Anew, we set forth the existence and terms of an Agreement between the City and Pulte that would require Pulte to build that westward passage from Provence to Volunteer.
