With an overflow crowd in attendance at last evening’s Developer’s Forum, Del Webb’s General Manager Chris Haines must have suspected that something was up. The tension was obviously building as residents finished the forum by peppering Chris with this or that, mostly personal issues. In his cool and deft manner, Chris was ready with an appropriate response, or a “no,” “don’t know,” “wait and see,” or, more typically, “see me or a member of our team and we’ll look into the matter.”
But then all of a sudden it happened. Someone dropped the one pressing community issue that most in attendance were reluctant to address, but understood only too well. Interestingly enough, it would not be our “land-locked” situation that Favil West had once lamented, nor our pending traffic or safety issues. No, it would be an even more pervasive issue, something much more down to earth, literally as it turned out, something we could touch and even experience for ourselves. Chris was totally unprepared to pick up on this one, ready to move on to the next question, but there it was out there for everyone to hear, and in this case, to visualize, if not to sense that all too familiar whiff. The problem needing our desperate attention was the presence, seemingly spread throughout the community, of uncollected dog feces, as that lovely lady described it. OK, we thought, it's out there--we all understood the need and hopefully she was through. Oh how we were wrong.
Our dear presenter was in no way satisfied in merely shaming those animal owners who fail to pick up after their pets. No, indeed, as she came prepared to help by example those offending pet owners. The audience was then presented with a very precise demonstration of the technique needed to collect and secure dog poop using a small plastic baggie over the hand, then, after executing the delicate pick-up, the bag to be rolled back over the you know what and then secured. With completion of that demonstration, Mr. Haines and the audience was relieved and moved to roundly applaud her efforts.
As to what matters or issues brought so many residents out for this event was unclear. By a show of hands, it looked as if only about 10% of the crowd were new residents. Before introducing his team of speakers, covering sales, land development, construction, and customer relations (service), Chris Haines had the opportunity but did not address any important community matters. To those who came out to hear Mr. Haines announce efforts to mitigate our traffic concerns or to provide the community with a “win-win” solution to our entrance and egress issues, they would be disappointed.
In the absence of any such announcements, at least we had the opportunity to hear the familiar drill and learn from the assembled team of DW program managers, to ask some questions, and to enjoy some nice coffee or a soda with an assortment of very delicious cookies, topped off with the promise of a prize if we could endure the evening. Numerous valuable prizes, typically $25 gift certificates for retailers such as Home Depot, Vons, Olive Garden, etc.) were given out to those lucky raffle ticket holders.

The turnout was huge, easily the biggest ever. The entire ballroom was filled, probably with 600-700 people.
It was a smooth and fast meeting, starting on time at 7:00 p.m. and ending by about 8:20, although many lingered after to converse with each other and with Del Webb people. Cookies and beverages (water and soft drinks) were provided.
Del Webb provided the usual array of managers and execs to talk about their areas of involvement:
Sales Manager Jim Bond said something more than 5,200 houses have been sold, and something more than 4,600 have been closed. He said that Solera has pushed back the start of its condominium component from its planned February beginning to a few months later.
Customer Service manager Charles Farrell presented an overview of the high rankings Del Webb has received on the J.D. Power survey. While they still barely trail parent Pulte in a few key areas, their own ratings are the highest among Del Webb properties in the USA.
The manager of commercial development said that he couldn't provide a lot of information about what's happening on various commercial projects, because the company doesn't have control over them and is not entitled to be told by the developers what their time frames are. But he did say: the storage facility near the fire station is ready to begin construction; the commercial development centered on a grocery market in the Bicentennial area should begin in 2005.
Chris Haines said home prices are moderating due to a softening of the market after a sustained period of explosive demand. As a result, he said he does not see significant increases in new-home prices over the intermediate term.
Haines was asked several questions about the condos going in off of Hampton, across from the Anthem Center. He said the height limitation is 35 feet, which implies no more than three stories. And he also said the project is definitely age-restricted, with the owners having no Sun City Anthem recreation-facility privileges.
A resident asked about all the for-sale signs in the neighborhoods, and asked what could be done about people buying homes for investment and/or speculation but not living in them. In a reply that received the best applause of the evening, Haines said their attorneys are developing a buy-back clause that will have to be signed by all new-home buyers from now on. The clause will say that the homeowner may not sell his/her home within one year after closing unless Del Webb is given the first opportunity to buy it back at the price the homeowner paid for it plus the cost of any improvements.
The meeting was very efficient, in part because of Haines' announcement at the beginning of the meeting that after its conclusion, representatives from all key departments would be available at the back of the hall to take individual resident complaints and requests for assistance at their homes.
